FAQ's

We specialise in custom home building, so we encourage you to be involved in the design of your new home – it is such a rewarding experience!

We work in partnership and organise an initial meeting with our designer to establish your new home requirements. Using the information discussed, the designer will commence drawing and provide the concept plan for your new home.

Throughout the design process, we provide support with feedback and suggestions on your plans from a professional and practical builder’s perspective.

Your home will generally be the greatest investment you make in your lifetime. Not only is it a big financial commitment, it will also be an emotional commitment.

As you plan your new home one of the first decisions you will make is to go with a smaller custom-home builder or one of the big volume builders.

The main difference between the two is custom-home builders are generally small construction businesses who specialise in unique builds, with each home they build being a little different to the last.

A custom-home builder can design and prepare plans based on your specific requirements and site, or build from plans provided by the client. They also have a higher standard of construction principles, giving a premium quality and finish.

One of the benefits in choosing this type of builder is the flexibility and choice you have as you work collaboratively with your builder to design and select the fixtures and finishes you want.

Generally, when you work with a custom-home builder you work with the builder directly. They will assist you through all stages of the building project.

Volume builders operate by providing a range of standard designs they have in their library. They are generally not site specific, so don’t allow for layout flexibility. Usually, your choice of fixtures and fittings is limited and service is poor.

A construction site can be a potentially dangerous environment and our construction team takes the health and safety of all visitors to the site very seriously. We are happy to have you visit the construction site of your new home, but do insist that it is with the permission and accompaniment of a Pepper Constructions representative.

We adhere to a strict safety policy with all of our tradespeople, suppliers and visitors to sites. It is imperative to maintain this policy throughout the course of construction.

We use the HIA Major Domestic Building contract.

Our homes are all custom builds. A square meter rate does not apply, due to the level of finish and design criteria. Every home is different which means the m2 price is different for each home being built.

All plans are drawn to a clients specific needs and desires. Each plan is as individual as they are.

Our designs are created to compliment every aspect of the land. By designing to suit your aspects you achieve excellent energy-saving thermal and acoustic qualities. This is of the utmost priority in today’s society.

Yes there are costs involved before building starts. Pepper Constructions is a professional building company and, while we pride ourselves on providing excellent value, we are not able to provide our services free of charge.

Since we are custom builders, charges are assessed on a case by case basis and will depend on the stage you are at with your drawings and design.

There will be costs along the way before contracts are signed but they are all costs that would have been incurred and therefore included in the contract price. Instead you are paying these costs along the way, getting something back in return and not paying for it again at contract stage.

All charges and costs are presented transparently and in advance as part of the process of building with Pepper Constructions.

All clients receive the professional design and colour consultant provided by our trade partner Gallierie Studios. They will assist with all design aspects and colour selections for your new home.

This service is available before you proceed to construction drawings and also when completing your selections after contracts have been signed.

Note that kitchen and joinery design is an extra and provided, if required, at an additional cost.

Your tender price will only change if an allowance has been made for an item in the contract and you go over that allowance. Also, any selection item that you upgrade when finalising your selections may incur an extra cost.

You will always be notified of an increase and we will never proceed with any changes that incur extra costs without your electronic approval via our on-line project management system.

Generally speaking, a single story home will have a minimum construction period of 26 weeks, a double storey home 36 weeks and a two unit project 52 weeks.

Each home is viewed individually and a construction period is nominated in the building contract.

We organise our construction schedules in a streamlined way that allows us to complete your home to the desired standard you would expect and the quality that we are renowned for.

Generally we prefer using our own tradespeople but there is some negotiability in this area.

Using client selected tradespeople is assessed by management on a case by case basis. It is assumed that these tradespeople are fully licensed, insured and adhere to the Pepper Constructions Safety Policy.

Once construction begins, you will communicate directly with the build team for all on site construction requirements.

Amber, alongside the build team and project manager Matt, will be your main point of contact for anything construction related.

We use cutting edge technology that keeps you up to date with your construction schedule every step of the way. Our on-line project management system, Buildertrend, allows you access to all of your job. You will also have regular contact with the build team to ensure you are receiving the best possible service.

We have regular site meetings to ensure that your home is being built exactly the way you imagined. At any stage, you are welcome to make changes if time permits and the changes don’t affect the structural integrity of your home.

We understand the need for flexibility during the construction phase to ensure the home of your dreams is being built but we are honest in saying that there may be costs involved and delays incurred as a result of changes to the layout or specifications.
